TFL 30 allowable cut drops 17.6% to 340,000 cubic metres

B.C.'s deputy chief forester has set a new 340,000-cubic-metre AAC for Tree Farm Licence 30, effective September 4. The licence covers roughly 180,000 hectares about 50 kilometres northeast of Prince George; the new level is 17.6% below the previous AAC.

The rationale matters beyond the headline reduction. The province says the timber-supply review recognized additional areas as uneconomic for harvesting and increased retention for wildlife habitat, riparian areas, rare ecosystems and cultural values. In a region already wrestling with fibre availability, that is another formal contraction in the economically available harvest base.

692-MBF oak sale closes Wednesday in Tuscarora State Forest

Pennsylvania DCNR's Amberson Fences sale closes September 9. The offering covers 81 acres and approximately 692 MBF of sawtimber, primarily red oak and chestnut oak, plus 80 HCF of pulpwood; the published minimum lump-sum bid is $102,463.21 with a $10,000 bid deposit.

DCNR has a second sale, Raptor and Serpent, closing the same day, with another five state-forest timber sales currently posted for September 16 and 23. For hardwood buyers and contractors, the Bid Express calendar is a useful live look at near-term Pennsylvania public timber flow.

Four federal timber-sale dates hit September 8–9

The public-sale calendar shows a Willamette National Forest sale and the Two Canyons Douglas-fir/ponderosa pine product sale on the Okanogan-Wenatchee scheduled for September 8. On September 9, Okanogan-Wenatchee follows with Captain Kerk, described as mostly Douglas-fir with some cottonwood, and the Douglas-fir Tempest Salvage sale.

This is less a price signal than a procurement calendar signal: four federal offerings in two days give regional buyers a compact read on bidder participation and premiums immediately after the holiday weekend.

Washington — Timberland

4,833-acre Twin Peaks portfolio still shows active at $42.8 million

The Twin Peaks Forest Portfolio near Fall City is still publicly listed as active at $42.8 million after an original August 5 sealed-bid date. The offering contains about 26 MMBF, including near-term merchantable volume and more than 2,550 acres of well-stocked 1- to 15-year-old Douglas-fir reproduction.

The broker's marketing materials describe roughly 3,650 operable timberland acres, nearly all Site Class I or II, with an estimated 95% suitable for ground-based harvesting. The unusual part is the combination of industrial timber value and Seattle-metro development optionality: about 300 acres are zoned for ten-acre homesites. The continued active listing is worth watching for any revised process, partition sale or eventual transaction disclosure.

Opportunities worth watching

  • Watch the September 8–9 federal sales for bidder counts as much as winning prices. Participation will tell more about near-term buyer appetite than appraised minimums alone.
  • TFL 30's reduction is another concrete fibre-supply ratchet in interior B.C. Track whether nearby licence reviews make similar economic-land-base adjustments.
  • Twin Peaks is worth following because the likely buyer universe spans timber investors, conservation capital and development-oriented land buyers. Any eventual price will be a mixed-use land comp, not a clean timberland comp.
